Professional oversight, consulting, and administrative services are billed in minimum one-hour increments for remote work and carry a four-hour minimum for on-site dispatches.
Insurance & audit reporting
Documentation & Report Writing fees apply to comprehensive, audit-ready packages required by third-party insurance adjusters, structural engineers, or municipal inspectors.
Retainer policies
Large-scale project management and consulting agreements may require a 15% upfront retainer before scheduling, coordination, or permitting phases begin.

Mitigation terms & conditions
Open-ended equipment rentals
Rentals do not require a planned return date. Each full calendar day from actual delivery through the valid scheduled pickup day is billed, inclusive. Request Pickup requires at least 24 elapsed hours’ notice; Shepherd must verify the appointment against the shared delivery and pickup schedule. Equipment remains unavailable until physically returned and marked ready.
Required delivery and pickup
Shepherd delivery and pickup are mandatory, charged once per booking. Standard delivery is $150; customer-requested arrival after 5 p.m. local time is $250 instead. Pickup is $150 and is not charged again when you request it. Order submission time does not determine the after-hours fee. A Shepherd delay does not increase your agreed charges.
Rates and final rental charges
Owner-set Shepherd daily rates apply equally to residential and commercial rentals. Accepted rates remain frozen. Checkout separates the initial charges from later daily accrual because the final rental duration is unknown. Unverified rates cannot be paid. The open-ended calculation base for the 10% cancellation fee and billing for delayed or rescheduled pickups remain pending owner policy confirmation.
Power & utilities
The owner or manager must provide continuous power. Generator staging and fuel are billed separately when required because of municipal failure or structural damage.

Rate sheet standards
Production minimums
Square-foot pricing applies to continuous, clear areas meeting minimum size requirements—typically 300 SQFT for flooring or drywall and 1,000 SQFT for painting. Small rooms, custom layouts, and repairs default to the applicable hourly or minimum charge.
Subfloor & substrate prep
Installation rates assume a clean, level, and structurally sound substrate. Grinding, self-leveling concrete, floating, and extensive patch or repair work are billed as additional time and materials.
Traffic, staging & parking
A minimum call-out window applies to all dispatches. Downtown Los Angeles and high-density beach communities may incur parking or staging surcharges when dedicated access or property passes are not provided.
California licensing requirements
California generally requires a current contractor license when combined labor and materials total $1,000 or more, or whenever work requires a permit or uses employee labor. Shepherd confirms the applicable classification, permits, and project requirements before work begins.
